MPSepang Eyes A Vaccination Centre in Cyberjaya

CYBERJAYA – 5 JULY 2021: MPSepang is suggesting for another Vaccination Centre (Pusat Pemberian Vaksin (PPV)) is established at Dewan Komuniti Serin, Cyberjaya under Selangor COVID-19 Vaccination Programme to increase the number of vaccines given to its residents.

A news report by Kosmo on 29 June 2021 mentioned that the suggestion is still under discussion. The Selangor state government under SelGate HealthCare Sdn Bhd is currently accepting feedback on addition of PPV.

Currently, Sepang District already has one PPV which is at Dewan Serbaguna Bandar Baru Salak Tinggi. MPSepang provides additional tents at the PPV at a cost of RM 7,950 a month.

The request is considered to be reasonable, considering the high number of Cyberjaya residents.

Nevertheless, Cyberjaya residents are still hoping that Hospital Cyberjaya can be opened as soon as possible to cater their growing healthcare needs.

Update on 26 July 2021: Multimedia University (MMU) has been operating as a Pusat Pemberian Vaksin (PPV) since 15 July 2021. It operates from Dewan Tun Canselor and able to inoculate up to 3,000 recipients in a day. This is the second PPV opened at Sepang district after Movenpick Hotel, KLIA.

  • Moving in to New House: What You Need to Know

Moving in to New House: What You Need to Know

There are several important things to know before moving in to your new house. Moving in can be a tedious process and it is easy to miss out on several important things. For example, once the house is occupied, you probably would not want to do major renovation such as plaster ceiling.

    Preparation before Vacant Possession

It is best if you can make sufficient preparation before Vacant Possession (VP). Among them include on what kind of renovation you would need to do on your new house.

Some houses are semi or fully furnished. Even for fully furnished ones, you probably would want to make some changes on the house to your liking.

Set appointment to pick up your key

VP date is fixed already, and the Defect Liability Period (DLP) starts after VP. Hence, it is recommended for you to pick up your key as soon as possible to maximise the benefits of DLP.

    Getting Ready for House Inspection

House Inspection is a process to find any of the defects from the house constructed. Regardless of the developer’s profile and reputation, you are strongly recommended to look for professional service in defect inspection.

For a typical 3-bedroom and 2-bathroom apartment in Malaysia, the inspection charge ranges from RM 250.00 to RM 400.00. It is best to look around for the best service provider. The providers usually check for inspection based on QLASSIC standard, therefore it is recommended for you to look for the ones with good reputation.

Some of us would want to save money and prefer to do it by themselves. Well, getting yourself a QLASSIC certification is not that expensive. However, if you are new to this area, it is best to leave it to the professionals.

    Monitoring Defect Rectification

Do occasional visit to check whether defects are being rectified properly.

Moving in to Your New House: Way Forward

Once moved in, you can plan on the next round of renovation already. Give yourself time to live in the house and determine what is necessary for the next round of renovation.

    Notes

Once moving it, do consider if you need to make additional wiring to accommodate for your home networking equipments. Check out our guide on home networking here.

Additionally, you probably would want to make your new house smart. More information on Smart Home here.

  • Risk profile of PNB118 Tower as Part of Warisan Merdeka Development Plan

Risk profile of PNB118 Tower as Part of Warisan Merdeka Development Plan

To assess investment performance, we can look at the annual report of our investment (ASB investors can refer to ASB annual report). As a concerned investor, we can always carry out in-depth study of the project background as well as its risk profile. Since our investment with PNB is easy to liquidate, if we don’t trust PNB anymore in investing our money, there are other investment options for us to use.

Investing in high-risk business may expose them to bigger potential of losing their wealth. Therefore, in order to keep their investors from investing somewhere else, they need to keep on investing in low risk sectors while maximizing profit.

A little bit of background regarding the 14.5ha land purchase (location of Stadium Merdeka and Stadium Negara):

16 years ago, PNB paid RM 220 per sqft to Pengurusan Danaharta Nasional Bhd. 10 years later, the market value of the land has appreciated to RM 800 per sqft (source: http://www.thestar.com.my/business/business-news/2010/10/23/warisan-merdeka–a-beacon-to-pnbs-future/). I think they already made some profit there.

Instead of cashing in the profit, they decided to grow it by doing more development to surrouding land while preserving heritage value of those two buildings mentioned before.

The project is handled by PNB Merdeka Ventures Sdn Bhd, a company wholly-owned by PNB. As a concerned citizen (and investor), there are many opportunities for us to voice out our concerns and learn more about the project so that opportunists won’t be able to take advantage of our ignorance.

    COVID-19: Fighting Rumours with Facts

Since early 2020, Malaysians have been talking about Coronavirus Disease 2019 (COVID-19) all over social platforms including social media and social messaging. Earlier today on 19 March 2020, one fake news even suggested that military helicopters will be involved in “disinfecting” the country from COVID-19. If helicopters are being used, one should wonder how many of it is required to spray whole Kuala Lumpur area (and subsequently, whole country). It is simply technically impossible to carry out such thing (read: that is a fake news).

Every day, the authorities have to spend their time answering questions from the citizens or even journalists about some fake news items being spread throughout the social platforms. Malaysian Commission of Multimedia and Communication (MCMC) has also set up a dedicated website to combat fake news (sebenarnya.my). The website is updated regularly, even during crisis times such as during the Movement Control Order (MCO). However, many of the news outlets are not highlighting the website as a trustworthy medium to verify the authenticity of fake news circulating around us.

The occurence of COVID-19 outbreak this year has brought many new thing to us. For example, the National Security Council (Majlis Keselamatan Negara – MKN) has published a list of social media / messaging platforms that the citizens can refer to in order to get latest information.

Ministry of Health (MOH) has also being careful with the amount of information that they release to the public. In an apparent compliance with Personal Data Protection Act (PDPA) 2010, MOH has never release any personally-identifiable information regarding its patients. Indeed, the collective responsibility carried out by MOH employees to safeguard patients’ information is something that everyone should applaud.

A fake FAQ list has also prompted the actual one to come out. The fake FAQ has been circulating around since 18 March 2020 while the authentic one was published only on 19 March 2020. Due to tremendous amount of queries received from the public, it prompts the government to come up with an actual one. The fake one looks totally legitimate though.

    What is Co-located CIQ Facilities?

Co-located CIQ facilities is an arrangement of Customs, Immigration and Quarantine facilities made in such a way that the travelling experience can be better for the users.

For example, in the upcoming KL – Singapore High Speed Rail (KL-SG HSR) project, travellers can expect to clear customs and immigration for both countries (Malaysia and Singapore) at their departure station. This will enable seamless travel experience as travellers can disembark from their train without further customs and immigration check at the destination station.
